Loft Ideas ltd offer superb craftmanship and attention to detail
If you are looking to make profit or want to alter or reshape the space in your home.
Even the most simple changes can ensure your space is put to best effect, should you wish to use your own ideas, architects, electricians or plumbers or undertake some of the work yourself, we will work with you.We will provide you with a detailed quote for all your requirements from planning to painting.

SURVEY

Loft Ideas ltd will carry out your free no obligation survey.
This enables us to discuss your requirements so we may offer you the best possible advice for your loft conversion.
We will ensure that the proposed loft conversion will give you the maximum living space in your loft and also compliment the existing exterior of your home.

QUOTATION

A quote will be posted to your home within 48hrs this will detail all your requirements proposed work and specifications.
On acceptance we will call to confirm the agreed work that is to be carried out by us.
We will ask for a deposit so that all plans can be originated we can secure a designated start date and agree on a structured payment plan.
When all work is complete and yourselves and the local authority is happy, we then ask for final payment.

PLANS

Our own architect will carry out a full survey which will supply you with full working drawings and structural calculations.
These will comply with all current building regulations which are included in the price of the original quote.

LOCAL AUTHORITY PERMISSION

The proposed plans are sent to you for approval before being submitted to the local authority.
We can discuss alterations at this point, if planning permission is required it can take 8-12 weeks depending on the local authority.
We liaise with the council concerning the progress of your application and act according to the specification required by them.
On planning approval all plans and structural calculations are submitted to local authority for full building regulation consent.
A statutory commencement notice will be sent to the council informing them when work is to commence on your loft.
All work is done closely with your local authority, building inspectors will visit through out the conversion to inspect all work being carried out.

WORK CAN COMMENCE

When all plans have been approved we can confirm a start date with you.
We can then arrange for a skip, order materials and scaffolding delivered if required.

THE CONVERSION PROCESS

Each property type varies hence, each loft conversion is unique and done to individual tastes.
The one thing that is similar in all lofts they all follow a set conversion process.

PREPARATION

Your loft is cleared of old insulation, it is hoovered and made dust free ready to start.
The old loft hatch is sealed ready to be plastered over later.
We will then break out into the roof or create the entrance for you new staircase.
Any existing chimneys or tanks will then be removed if required.
All materials for first fix, scaffolding and skip with permit will be delivered.

STEEL WORK

Should your loft be a modern structure with trusses, not the old style with traditional purlins.                                                                                                we may need load bearing steel structures, trimmers and plates that are relevant to your job.

FIRST FIX

New floor joists are laid, old tanks are removed or placed out of the way should they still be in use.
Structural work i.e walls for dorma type are formed.
All pipe work is laid ready for your new bathroom or radiator if required, new cables are also laid for new sockets and light fittings.

EXTERNAL & INTERNAL

New double glazed windows or velux style windows and flashing kits are installed.
Any roof work at this point is undertaken, if any tiles need replacing lead work, guttering or external pipe work needs fixing it is attended to at this time.
Insulation is installed to comply with local building regs and requirements of property type.
Flooring is then laid and internal walls are formed.
The stairs designed and built by us are then installed.
Plasterboards are placed over the kingspan insulation ready for plastering to commence.

SECOND FIX

New boilers, radiators and sanitary fittings if required, are installed at this point.
The new waste connection is fitted to your existing drainage system and external pipe work is also extended.
Any light switches, sockets and bathroom fans are all connected to you existing fuse board and made live.
Skirting and architrave are fitted through out your new rooms.
Fire doors are fitted to regulation, at the bottom of your new staircase along with fire/smoke detectors.

COMPLETION

When scaffolding and skip are removed and your home is clean and tidy, all plaster and paint are dry, a final inspection is carried out.
You can then start to enjoy your new bedroom with en-suite, kiddies playroom or office.
